Zoning, Permits, Contractor Registration

Zoning Permit Applications

No construction, relocation, addition, or structural modification of any building or other structure (including but not limited to homes, sheds, garages, pools, fences, decks, porches, etc.) is permitted, nor may any building, structure, or land be established or have its use changed, without first securing a permit from the Zoning Inspector of the Village of Monroeville. Zoning permit applications can be accessed and downloaded from the Available Documents section of this page.

 

An important step in obtaining Village permit approval is to create a site plan drawing. This drawing should illustrate your property lines and include details such as buildings, setbacks, and lot lines. It is important to incorporate building footprints, driveways, and significant nearby features. Begin by sketching your property lines, and make sure to accurately measure and mark your property lines. Next, include any existing structures (such as porches, decks, sheds, garages, and pools). Measure the distances from your property line to the structure, as well as the distances between existing structures and the new structure. There is no need to focus on the interior floor plan.

 

Once a permit application and fee payment have been submitted, the Zoning Inspector has 10 days to approve or deny the application in accordance with the village zoning ordinance provisions. If a zoning permit application is approved but the work described has not commenced within one year from the date of issuance, the permit will expire. Additionally, if the work outlined in any approved zoning permit is not substantially completed within one year of the issuance date, the permit will expire. Completed permit applications, along with payment, should be submitted to the Village Administrative Office. Fee payments can be made with cash, check, money order, or debit/credit card. To determine the fee payment for your application, the permit fee schedule can be accessed and downloaded from the Available Documents section of this page. If you are seeking a permit that includes multiple proposed uses (such as a shed and a fence), you are required to submit a separate permit for each proposed use, and a fee will be assessed for each proposed use that you are requesting.

Commercial Building Permits

Upon securing approval from the Village of Monroevile Zoning Inspector for a commercial building permit (which encompasses new constructions, signage, additions, etc.), it is required that the applicant apply for a commercial building permit with SafeBuilt, at the Huron County Building Department. SafeBuilt requires a stamped set of plans for the approval of a permit. The contact information for SafeBuilt is provided below. Contractor Registration

All contractors, sub-contractors, firms, corporations, or persons performing work in the Village of Monroeville are required by ordinance to register with the Village Administrative Office and provide a certificate of insurance prior to commencing work. In addition, all required permits must be obtained and paid fees prior to commencing work. The contractor registration fee is $25.00 for first-time registrants and $10.00 for those who registered in the immediate year prior, effective January 1st of every year. The minimum required amount of the contractor's liability insurance must be $500,000, and must list the Village of Monroeville as an additional insured party for any work to be performed on Village-owned property. The contractor registration application, certificate of insurance and fee payment must be submitted to the Monroeville Administrative Office. If registering by mail, please enclose a self-addressed, stamped envelope, so that a copy of the accepted registration can be mailed to you. If a stamped envelope is not provided, you may request a copy of the registration in person with the Village Administrative Office. Mobile Food Vendors 

All vendors operating mobile food units are required by ordinance to secure a mobile food unit permit with the Village Administrative Office. The permit application fee is $25, and includes a daily charge of $5 for electric connection and a daily charge of $5 for water connection (should the unit require electric and/or water). The applicant must provide a certificate of insurance, with a minimum coverage amount of $1,000,000, and must list the Village of Monroeville as an additional insured party. Additionally, the applicant must provide an Ohio Department of Health Food Service Operation License. Approved permits expire after one year. Golf Carts

Golf carts operating within the Village of Monroeville are required to undergo inspection and approval by the Monroeville Police Department. After the inspection form has been completed and signed by the Monroeville Police Department, the golf cart owner must pay a $25.00 inspection fee to the Village Administrative Office. Please ensure that the top section of the inspection form is completed, and then contact the Monroeville Police Department to arrange the inspection. Transient Dealers & Solicitors

Transient dealers and solicitors must secure a permit to engage in door-to-door activities. A background check is required by the Huron County Sheriff's Office before the Monroeville Police Department can approve a permit. Permit applications should be directed to the Monroeville Police Department. Upon approval of the application, the applicant is required to pay the $50 permit fee to the Village Administrative Office.
